Why the Core is the Core :-)

Today was another session of Real Estate Investments class, and Cristina took us through the concept of Market Value, what is the importance of it, when is it used, and what can be the different ways to find this value.

Slowly, as the class moved towards these different ways of finding the market value of a real estate property, I could not help realize the fact that this is just a special application of what can be regarded as the classical investment analysis.

And, I am seeing this more and more often, at least in the finance related classes. Yes, there are some specific concepts that we learn, but those concepts are just the drivers to take us towards the basic modeling that we learned in investment analysis class - during the core term.

So, whatever queries I had regarding why a class is scheduled to be in the core terms is now answered, as I gradually take my electives. Ultimately, a core is a concept, a foundation upon which many layers or electives can then be built. Feeling glad about this discovery of the day :-D
